What Is an Asbestos Management Survey?
An asbestos management survey identifies asbestos-containing materials likely to be disturbed during normal occupation, use and routine maintenance of a building. It forms the basis of the written asbestos register and management plan required under the Control of Asbestos Regulations 2012.

Who needs an asbestos management survey?
Anyone with a legal duty to manage a non-domestic property, including landlords, freeholders, managing agents, employers and anyone else responsible for maintenance and repair, needs a survey and an up to date register.
How long does a management survey take to arrange?

How often should the register be reviewed?
HSE guidance recommends reviewing your asbestos management survey findings and register at least every 12 months, and sooner if a material’s condition changes or the building layout is altered.
What happens if a material is found to have deteriorated?
Contact your surveyor for advice. Depending on the material and its condition, options range from continued monitoring, encapsulation, or arranging licensed removal.
Can the survey cover multiple buildings on one site?

Is a management survey the same as a refurbishment survey?
No. A management survey covers day to day occupied use of a building. A refurbishment and demolition survey is a separate, more intrusive survey required before any work that will disturb the building’s fabric, even where a management survey is already in place.
What qualifications should the surveyor hold?
Look for BOHS P402 and P405 qualifications, and confirm the survey will be carried out in line with the HSE’s HSG264 guidance.
