Asbestos Survey Services Across Lincolnshire

We carry out all types of asbestos surveys for residential, commercial, industrial and agricultural properties throughout Lincolnshire. Whether you are a homeowner planning a renovation, a landlord with a legal duty to manage asbestos, a farmer with older outbuildings to assess, or a contractor preparing for demolition, we can help.

Asbestos Management Surveys

A management survey is carried out on an occupied building to identify any asbestos-containing materials (ACMs) that are present and could be disturbed during normal use or routine maintenance. It produces a written asbestos register and management plan, which is a legal requirement for most non-domestic premises under the Control of Asbestos Regulations 2012 (CAR 2012). We carry out management surveys across the full Lincolnshire region — from city centre commercial premises in Lincoln and Grimsby through to rural agricultural buildings across the Lincolnshire Wolds and Fens.

Asbestos Refurbishment & Demolition Surveys

Before any refurbishment, extension, or demolition work begins on a building constructed before the year 2000, a refurbishment and demolition survey is legally required. This is a more intrusive survey than a management survey and is designed to locate all ACMs in the areas to be disturbed, including those concealed within floors, walls, ceilings and roof spaces. Lincolnshire has a substantial stock of older properties — Victorian market town buildings, post-war housing, agricultural and industrial structures — where asbestos-containing materials are regularly found.

Asbestos Sampling & Testing

If you have a material you suspect may contain asbestos but are not certain, we can take a bulk sample and have it analysed at a UKAS-accredited laboratory. Results are typically returned within a few working days. This is a cost-effective first step before committing to a full survey or remediation programme.

Why Lincolnshire Properties Carry a Higher Asbestos Risk

Lincolnshire is one of England’s largest counties, encompassing a wide mix of property types — from Victorian market towns and post-war terraced housing through to a vast agricultural estate built up across the Fens, Wolds and Marsh. Many of these properties were constructed or substantially altered during the decades when asbestos use in UK construction was at its peak, broadly from the 1950s through to the mid-1980s.

The county’s industrial towns add a further dimension. Scunthorpe grew as a major steel-producing centre, and Grimsby developed as one of the country’s largest fishing ports — both generating large quantities of industrial and commercial buildings that were routinely specified with asbestos-containing materials for insulation, fireproofing and cladding. Agricultural buildings across Lincolnshire are particularly significant: tens of thousands of farm structures — grain stores, machinery sheds, livestock buildings — were roofed and clad with asbestos cement sheeting from the 1950s onwards.

Common locations where asbestos-containing materials are still found in Lincolnshire properties include:

  • Asbestos cement roof sheets, guttering and cladding on agricultural and industrial buildings
  • Pipe and boiler lagging in older commercial, industrial and residential properties
  • Floor tiles in pre-1980 offices, schools and public buildings
  • Ceiling tiles and partition boards in buildings from the 1960s and 1970s
  • Artex and textured coatings on ceilings and walls in domestic properties
  • Soffit boards, window surrounds and external cladding panels
  • Insulation board in boiler rooms, plant rooms and older commercial kitchens
  • Rope seals and gaskets in older heating systems

If you own, manage or are planning work on any property in Lincolnshire that was built before 2000, you need to take asbestos seriously. The legal responsibility is clear — and the health consequences of getting it wrong are severe.

Asbestos Surveys Lincolnshire — Frequently Asked Questions

Do I need an asbestos survey before refurbishing a Lincolnshire property?

Yes. Under the Control of Asbestos Regulations 2012, a refurbishment and demolition survey is required before any work that disturbs the fabric of a building constructed before the year 2000. This applies to domestic, commercial, agricultural and industrial properties throughout Lincolnshire. Starting refurbishment work without a survey is not only illegal but puts workers and occupants at serious risk.

What qualifications do your surveyors hold?

Our surveyors hold BOHS P402 (Buildings Surveys and Assessment of Asbestos-Containing Materials) and BOHS P405 (Management of Asbestos in Buildings). These are the British Occupational Hygiene Society qualifications specifically required for asbestos surveyors and asbestos management professionals. Our principal surveyor has been working in the asbestos industry since the early 1990s — long before many of the current regulatory requirements came into force.

How quickly can you carry out a survey in Lincolnshire?

We can typically arrange surveys within a few days of enquiry. For urgent situations — for example where a contractor is waiting to start work, or a property sale is time-sensitive — give us a call and we will do our best to fit around your timescale.

Do you survey agricultural buildings in Lincolnshire?

Yes. Agricultural buildings are one of the most common sources of asbestos in Lincolnshire, and we regularly survey farm structures of all types across the county. Older grain stores, machinery sheds and livestock buildings are particularly likely to contain asbestos cement roofing and cladding. If you are planning any work on a farm building — or simply need to understand what is present for management purposes — we can help.

Do you survey residential properties as well as commercial ones?

Yes. We survey all property types including houses, flats, bungalows, commercial offices, retail units, industrial buildings, schools, churches, community buildings and agricultural properties. No job is too small.

What happens after the survey?

You receive a full written report identifying the location, type, condition and risk rating of any asbestos-containing materials found. For management surveys this forms the basis of your asbestos register and management plan. For refurbishment surveys the report gives contractors the information they need to work safely. We will talk you through the findings and advise on next steps — whether that means leaving materials in place and managing them, or arranging for remediation or removal.

Is there asbestos in my Lincolnshire home?

If your home was built or refurbished before the year 2000, there is a possibility that asbestos-containing materials are present. In Lincolnshire this is particularly relevant given the large number of post-war and 1960s–1970s properties across towns such as Lincoln, Boston and Grimsby. Artex ceilings, floor tiles, textured coatings, roof soffits and older boiler cupboards are all common locations. The only way to know for certain is to have a survey or sampling carried out.
