What Is a Demolition Survey?
An asbestos demolition survey is a fully intrusive survey used before a building constructed before the year 2000 is demolished. Unlike a Management Survey, which is designed to be non-disruptive, a Demolition Survey involves destructive inspection where necessary, opening up floors, walls and ceiling voids to reach areas that would otherwise be inaccessible, across the entire building rather than just the areas due to be refurbished.
Legal Requirement
Any demolition of a building constructed before 2000 requires a Demolition Survey before work commences. This is a legal requirement under the Control of Asbestos Regulations 2012, and applies whether the demolition covers a whole building or part of a structure.
Why a Demolition Survey Is Needed
An asbestos demolition survey exists to prevent exposure to asbestos among the workforce carrying out demolition work. In the UK, around 5,000 people die every year from asbestos-related diseases such as mesothelioma and asbestosis, and much of that exposure traces back to work carried out on buildings where asbestos-containing materials were not properly identified beforehand.

What the Survey Covers
A demolition survey locates and describes, as far as reasonably practicable, all asbestos-containing materials throughout the whole building that is due to be demolished, not just the specific rooms or areas involved in a smaller refurbishment project.
Because the survey is fully intrusive, it will involve destructive inspection as necessary to access all areas, including those that are difficult to reach. This gives the demolition contractor a complete picture of every ACM in the structure before any work, or any pre-demolition asbestos removal, begins.
