Asbestos Management Surveys
A management survey identifies asbestos-containing materials (ACMs) in an occupied building that could be disturbed during normal use or routine maintenance. It produces a written asbestos register and management plan — a legal requirement for most non-domestic premises under the Control of Asbestos Regulations 2012 (CAR 2012). We carry out management surveys across the full breadth of our North of England coverage area.
Asbestos Refurbishment & Demolition Surveys
Before any refurbishment, extension or demolition work on a pre-2000 building, a refurbishment and demolition survey is a legal requirement. This intrusive survey locates all ACMs in the areas to be disturbed, including those hidden within floors, walls, ceilings and roof spaces. The North of England has an exceptionally large stock of Victorian, Edwardian and post-war buildings — mills, terraces, warehouses, schools and factories — where asbestos is commonly encountered.
Asbestos Sampling & Testing

Why Older Northern Properties Carry a Higher Asbestos Risk
The North of England was the engine room of the Industrial Revolution. Cities and towns across Yorkshire, Lancashire, Greater Manchester and beyond expanded rapidly during the 19th and early 20th centuries, creating an enormous stock of Victorian and Edwardian buildings that were then further added to during the post-war rebuilding programmes of the 1950s, 1960s and 1970s — the decades when asbestos use in UK construction was at its height.
Mills, warehouses, schools, hospitals, council housing, factories and commercial premises across the North were all routinely built or refurbished using asbestos-containing materials. Common locations where ACMs are still found include:

Do I need an asbestos survey before refurbishing a property in the North of England?
Yes. Under the Control of Asbestos Regulations 2012 (CAR 2012), a refurbishment and demolition survey is required before any work that disturbs the fabric of a building constructed before the year 2000. This applies equally to domestic, commercial and industrial properties wherever they are located. Starting work without a survey is not only illegal but puts workers and building occupants at serious risk.
What qualifications do your surveyors hold?
Our surveyors hold BOHS P402 (Buildings Surveys and Assessment of Asbestos-Containing Materials) and BOHS P405 (Management of Asbestos in Buildings) — the British Occupational Hygiene Society qualifications required for asbestos surveyors and asbestos management professionals. Our principal surveyor has been working in the asbestos industry since the early 1990s.

What happens after the survey?
You receive a full written report identifying the location, type, condition and risk rating of any asbestos-containing materials found. For management surveys this forms the basis of your asbestos register and management plan. For refurbishment surveys the report gives contractors the information they need to work safely. We will talk you through the findings and advise on next steps — whether that means leaving materials in place and managing them, or arranging for remediation or removal.
