Asbestos Management Surveys

Asbestos Management Surveys Explained

Asbestos Management Surveys are a legal requirement for duty holders responsible for non-domestic premises built before 2000. This non-destructive survey is designed to identify—through strategic sampling—any asbestos-containing materials (ACMs) that could be disturbed during normal, day-to-day occupancy.

While a Management Survey protects your employees during routine maintenance, please note that a Pre-Refurbishment Survey is required if more extensive works or structural changes are planned.

At HSG Surveys, our surveyors have the specialist knowledge and experience to keep your site compliant and your people safe.

What to Expect from Your Survey

While typically non-disruptive, these surveys may involve minor intrusion depending on the property type and accessibility. Once the site visit is complete, you can expect:

  • Fast Turnaround: Reports are usually available within five working days, with an expedited service available for urgent requirements.
  • Digital Delivery: Your completed report will be emailed directly to you.
  • Comprehensive Data: We identify the specific type of asbestos – Chrysotile (White), Amosite (Brown), or Crocidolite (Blue) – along with its material composition, current condition and location.

Your HSG Surveys – Management Report Includes:

Your report is more than just a document; it is a functional safety tool. It includes:

  • Detailed Site Drawings: Clear plans showing the exact location of ACMs
  • Detailed Room Register: (e.g., ceiling voids, ceilings, walls, or flooring).
  • Risk Assessments: A breakdown of the material type and its current state.
  • Actionable Recommendations: Clear guidance on whether to remove, repair, or manage the identified materials.

The Duty Holder & Legal Compliance

Under the Control of Asbestos Regulations (CAR) 2012, duty holders have a legal responsibility to manage asbestos risks. Failure to maintain an accurate asbestos register and management plan for commercial buildings can lead to prosecution, unlimited fines, and serious health risks for occupants

Key Points to Remember:

  • Asbestos is only hazardous when fibres become airborne through disturbance.
  • Any building constructed before 2000 is presumed to contain asbestos until proven otherwise.
  • Registers must be kept up-to-date and accessible to anyone performing work on the premises.
