“How much will it cost?” is usually the first question we’re asked. The honest answer is that asbestos survey cost depends on the building and the job, so a fixed price list rarely tells you much. Instead, this guide explains what actually affects the price, so you know what to expect when you ask for a quote.

This is the biggest single factor. There are two main types of survey under HSE guidance.
A management survey is for buildings in normal use. It’s largely non-intrusive, so it’s quicker to carry out.
A refurbishment and demolition survey is fully intrusive. We lift floors, open ceiling voids and break into walls in the areas being worked on. As a result, it takes longer and usually involves more samples, which is reflected in the price.
2. The Size and Layout of the Building
Unsurprisingly, a two-bedroom house takes less time than a three-storey office block. However, it isn’t just floor area. The number of rooms, floors, roof spaces and outbuildings all add time, because every area has to be inspected and recorded.
3. The Age and Construction of the Building
A building put up or refurbished before 2000 can contain asbestos. Older buildings that have been extended or altered several times, such as converted mills, often have a mix of materials from different eras. Therefore they need more careful inspection than a simple building from one period.
4. How Many Samples Are Needed
Samples are sent to a UKAS-accredited laboratory for analysis, and each one adds to the asbestos survey cost. We only take the samples needed to identify each type of suspect material properly. Where one material appears in several rooms, one sample can often cover it, which keeps the number down.

Easy access keeps a survey quick. On the other hand, some things take extra time or equipment:
- high ceilings, roof voids and plant rooms;
- occupied buildings where we have to work around staff or tenants;
- out-of-hours or weekend visits;
- locked areas that need a key holder on site.
6. Location and Travel
We’re based in West Yorkshire and cover the whole of the North of England. Sites closer to our base are generally simpler to schedule, while jobs further afield may include travel time.
7. How Quickly You Need the Report
Standard turnaround suits most clients. If you need results urgently, for example because contractors are waiting to start, faster lab analysis and reporting are usually possible. Just tell us when you ask for a quote.
Asbestos Survey Cost: Why the Cheapest Quote Can Cost More
A poor survey is expensive in the long run. If it misses materials or marks large areas as “no access”, contractors may find asbestos mid-job. That means stopping work, calling in removal specialists and losing time. A thorough survey by qualified surveyors, carried out to HSE’s guidance on arranging an asbestos survey, avoids that.
Frequently Asked Questions
Can you give me a price over the phone?
Often, yes. If you can tell us the type of building, its approximate size and age, and what the survey is for, we can usually give you a clear asbestos survey cost without a site visit.
Does the price include lab analysis?
Our quotes set out exactly what’s included, so there are no surprises. The price we quote is the price you pay.
Is a homeowner survey cheaper than a commercial one?
Domestic properties are usually smaller and simpler, so the asbestos survey cost is normally lower. The same factors still apply, though: survey type, size, age, samples and access.
