The Brief

A school in Morley, Leeds, had a summer holiday refurbishment planned, including new suspended ceilings in the reception, replacement floor coverings and a WC refurbishment. The building dated from the 1960s, and the school’s facilities manager needed an asbestos refurbishment survey to confirm the status of these areas before contractors could start work.

Under the Control of Asbestos Regulations 2012 (CAR 2012), any intrusive work on a pre-2000 building requires a refurbishment and demolition survey of the specific areas being disturbed, separate from the school’s existing asbestos register. What the Refurbishment Survey Found

Our surveyor carried out the asbestos refurbishment survey outside term time to avoid any disruption to pupils and staff at the Morley school. The survey identified:

  • Asbestos insulating board (AIB) within the WC skylights and the reception ceiling void, requiring licensed removal before the refurbishment commenced.
  • Vinyl floor tiles and bitumen adhesive containing chrysotile beneath the carpets, in a stable, low-risk condition
