Asbestos Survey Services Across North Yorkshire
We carry out all types of asbestos surveys for residential, commercial, agricultural and industrial properties throughout North Yorkshire. Whether you are a homeowner planning a renovation, a landlord with a legal duty to manage asbestos, or a contractor preparing for demolition, we can help. Because we only survey — we do not remove asbestos — we have no vested interest in finding it. You get a completely independent assessment.
Asbestos Management Surveys
A management survey is carried out on an occupied building to identify any asbestos-containing materials (ACMs) that are present and could be disturbed during normal use or routine maintenance. It produces a written asbestos register and management plan, which is a legal requirement for most non-domestic premises under the Control of Asbestos Regulations 2012 (CAR 2012). We carry out management surveys across all of North Yorkshire — from Harrogate spa town hotels and York city centre offices through to Dales farmhouses, Moors agricultural buildings and coastal properties in Scarborough and Whitby.
Asbestos Refurbishment & Demolition Surveys
Before any refurbishment, extension, or demolition work begins on a building constructed before the year 2000, a refurbishment and demolition survey is a legal requirement. This is a more intrusive survey designed to locate all ACMs in the areas to be disturbed, including those concealed within floors, walls, ceilings and roof spaces. North Yorkshire has an enormous stock of older market town, agricultural, Victorian residential and historic buildings where asbestos is commonly found — do not start work without a survey in place.
Asbestos Sampling & Testing
If you have a material you suspect may contain asbestos but are not certain, we can take a bulk sample and have it analysed at a UKAS-accredited laboratory. Sampling results are typically ready within 3 working days of sample collection. A cost-effective first step before committing to a full survey or remediation programme.

Why North Yorkshire Properties Carry a Higher Asbestos Risk
North Yorkshire is England’s largest county, encompassing a hugely varied range of building stock — from the grand spa town architecture of Harrogate, the medieval streets of York and the Victorian seaside hotels of Scarborough, through to Dales market towns, former textile mill villages along the Aire and Wharfe valleys, agricultural estate buildings across the Vale of York, and coastal fishing communities. Many of these buildings were constructed or substantially refurbished during the period when asbestos was used as a standard component of British construction — and large numbers remain in active use today.
Asbestos was used widely across North Yorkshire’s building stock for insulation, fireproofing and as a component in a huge range of construction products. Common locations where asbestos-containing materials are still found in North Yorkshire properties include:
- Roof sheets and guttering on agricultural, industrial and former mill buildings (asbestos cement)
- Pipe and boiler lagging in older commercial and residential properties
- Floor tiles in pre-1980 offices, schools and public buildings
- Ceiling tiles and partition boards in buildings from the 1960s and 1970s
- Artex and textured coatings on ceilings and walls in domestic properties
- Soffit boards, window surrounds and external cladding panels
- Asbestos insulation in older hotel, guest house and hospitality buildings
- Rope seals and gaskets in older heating systems
If you own, manage or are planning work on any North Yorkshire property built before 2000, you need to take asbestos seriously. The legal duty is clear — and the health consequences of getting it wrong are severe.

Asbestos Surveys North Yorkshire — Frequently Asked Questions
Do I need an asbestos survey before refurbishing a North Yorkshire property?
Yes. Under the Control of Asbestos Regulations 2012, a refurbishment and demolition survey is required before any work that disturbs the fabric of a building constructed before the year 2000. This applies to domestic, commercial, agricultural and industrial properties throughout North Yorkshire. Starting refurbishment work without a survey is not only illegal but puts workers and occupants at serious risk.
What qualifications do your surveyors hold?
Our surveyors hold BOHS P402 (Buildings Surveys and Assessment of Asbestos-Containing Materials) and BOHS P405 (Management of Asbestos in Buildings). All surveys are carried out in accordance with HSG264: Asbestos — The Survey Guide. Our principal surveyor has been working in the asbestos industry since the early 1990s.
How quickly can you carry out a survey in North Yorkshire?
We can typically arrange surveys within a few days of enquiry. A 24 to 48-hour service is available for urgent situations — call us and we will do our best to fit around your timescale.
Do you survey agricultural and rural properties?
Yes. Given the rural character of much of North Yorkshire, we regularly survey agricultural buildings, barns, farm workshops and rural commercial premises alongside residential and commercial properties. Asbestos cement roofing is particularly common on agricultural buildings across the county. No job is too small or too remote.
What happens after the survey?
You receive a full written report — typically within 5 working days of the site visit — identifying the location, type, condition and risk rating of any asbestos-containing materials found. For management surveys this forms the basis of your asbestos register and management plan. For refurbishment surveys the report gives contractors the information they need to work safely. We will talk you through the findings and advise on next steps.
Is there asbestos in my North Yorkshire home?
If your home was built or refurbished before the year 2000, there is a real possibility that asbestos-containing materials are present. North Yorkshire has a large stock of Victorian, Edwardian and post-war housing across both its towns and rural areas. Artex ceilings, floor tiles, textured coatings, roof soffits and older boiler cupboards are all common locations. The only way to know for certain is to have a survey or sampling carried out.
